The Tenant Process:

1. Viewings

Speak with us to schedule a viewing if there’s a property you’re interested in. We advise you view a selection to ensure you fine the one that’s right for you.

2. Making an Application

Once you’re happy you’ve found the right place for you, you must complete a tenant application. This shouldn’t take more than 7 days and subject to the checks and references we can agree a date for you to move into the property.

3. Tenancy Agreement

Once your tenant application has been accepted you will need to read and sign the tenancy agreement document (AST). It is important that you fully understand the agreement as it details how long you will rent the property for and all the terms of your tenancy.

4. Deposit

Once you have the Tenancy Agreement you will be required to pay the deposit, which is typically equal to one month’s rent. The deposit will be sent to the Deposit Protection Service. You will be required to pay the first month’s rent upfront before you move in.

5. Inventory

We will complete an inventory prior to you moving in. This is important as it is used at the end of your tenancy to check that everything is left in good order. You will have an opportunity to check that the inventory is accurate before you agree to it.

6. Move In

One your move in day you will be met at the property to be issued with keys. If you have not yet paid your first months rent you will need to make payment before you can be issued with keys to the property. Once you’re all moved in, enjoy your new home.

7. Ongoing Maintenance

Please report any maintenance issues or required repairs in the Repairs section of this page.

8. Move Out

Two months before the end of your tenancy a member of the Real Etc. lettings team will contact you to talk about renewing your tenancy. If you wish to move out at the end of your tenancy, we will schedule a time to conduct a move out inspection and go through returning your deposit.


Tenant Fees

Application Fee: £160 inc VAT

The Application Fee includes: All referencing checks including employment and income verification and any other relevant information to asses affordability, including for self-employment. Previous landlord references and identification checks including right to rent, tenancy agreement, check-in, check-out, and registering of deposit.
If the application is unsuccessful for reasons of poor credit or other similar reason’s then 50% of the application fee will be refunded.
N.B There will be no refunds within 24 hours of the move in date or once you have moved in.

Guarantor Fee: £60 inc VAT

The Guarantor Fee includes: All additional referencing checks including employment and income verification, including for self-employment. Previous landlord references and identification checks.

Pet (additional security) deposit: Additional one month’s rent

The pet deposit fee includes: Financial protection to cover for potential charges due to the increased risk of property damage. This will be protected with your security deposit at the DPA and may be returned at the end of the tenancy.

After you move in

Tenancy Renewal Fee: £50 inc VAT

The Tenancy Renewal Fee includes: Creating a new Tenancy Agreement and completion to ensure agreement to all terms and gaining signatures.

Amendment Fee: £25 inc VAT

The Amendment Fee includes: Revised contract negotiation, amending terms of your tenancy agreement during your tenancy period

Lost Security Items: £30 inc VAT plus item cost

The Lost Security fee includes: Obtaining necessary permissions, sourcing providers and travel costs for items such as keys. key fobs, etc.
